ING Real Estate Investment has reportedly sold its stake in the iconic 88 Wood Street, London EC2 for a total of £184 million to Rockspring Property Investment Managers LLP Company for their new clients NPS Central London Property Limited Partnership. The acquisition was announced by Rockspring earlier this week. For the same clients, Rockspring has also acquired a 50% stake in the office complex at 40 Grosvenor Place, London SW1.

With a total of 17 floors, the complex at 88 Wood Street has tenants like Bryan Cave, Mitsubishi, National Australia Bank, Hewlett Packard Ltd, and Collins Stewart Ltd, and brings in reported rental revenue of £12.6 million annually. Since most of the lease contracts have an average of 10 years more to run, this represents a steady income stream for the buyers. Rockspring has, as part of the deal, also agreed to take over Bayern LB’s debt facility of £91 million.

The other acquisition, a 50% stake in 40 Grosvenor Place, is located in the central district of Victoria for desk space London, and has six floors of office space leased out to the likes of Capital International, EDF Energy, LEK Consulting and Bluecrest. Total income from the property is estimated at close to £12 million annually, and is split with the other partner, the Grosvenor London Office Fund.

Rockspring has been engaged in finalizing a number of deals recently after the tie-up with the National Pension Service of Korea which engaged the former to manage its investment in the London commercial property market.

SERGO Deploys Kevin Williamson to Head South Reading Redevelopment

SERGO, the famous developer, has hired Kevin Williamson, who has many years of experience in both office and industry sectors of the business, to head their Winnersh Triangle leasing team as senior leasing surveyor.

Williamson will be working with agents Colliers and Vail Williams on the leasing of SERGO’s massive £100m redevelopment project at the South Reading business complex.

Vicki Patterson, regional manager of national markets at SERGO, expressed great confidence in Williamson, owing to his experience in the field, and said that he is well-placed to lead the new leasing project which is part of SERGO’s plans to create a magnificent business park in the South Reading area.

Williamson last worked with the DTZ Bristol office as an associate director on an investment team, and was responsible for regulating office and industrial deals in the Bristol business area.

The redevelopment project, which is expected to create 323,000 sq. ft. of space for new office buildings allowing for plenty of scope for shared office space, 16,500 sq. ft. of retail space, and a Holiday Inn hotel that will have 174 rooms, has been hailed as revolutionary by industry analysts.

The project currently employs around 3,000 workers who are developing a business complex which is being leased to Jacobs, an engineering firm, and is expected to be completed by the end of 2009. The whole project will take about 15 years to finish, and would provide office space to close to 20,000 firms.

Allied London in Manchester Deal

UK property giant Allied London has released news that it is letting more than 150,000 square feet of attractive office space at its renowned Spinningfield’s site in Manchester which currently boasts more than 4 million square feet. This effectively kills the request by Manchester City Council to let 100,000 square feet for desk space for 1,800 staff.

At fault was new office planning. It was felt that offices would have been denied or obstructed access to construction if Allied London had agreed to the City Council’s vision. The new office construction is set to start in late 2010.

Allied London representatives admitted that many people might look sceptically at the new vision. However he insists that they can begin work within 18 months. He said further that the project is only worth doing if they build a minimum of 150,000 square feet for the new offices.

Allied London says that the office market in Manchester is doing fairly well, considering the state of the economy. He feels that desk space in Manchester and other surrounding areas will be needed more and more in coming months (more on desk space Manchester)

And already, people are responding, seeking office space at the property. There is, for instance, PricewaterhouseCoopers. A second scheduled tenant are lawyers from DWF, and then there’s a third unnamed public sector occupier which is seeking 200,000 square feet. Allied London feels that these high-profile tenants will likely attract the attention of other prospects in the near future.

Bad Seduction - Advertising Techniques That Don’t Work

I just read some advertising suggestions on an Internet marketing site that are beyond annoying. They are flat-out bad advice. They illustrate a complete lack of understanding of the whole persuasion process.

First, small business owners are told that advertising often has a cumulative effect, so ad-driven sales may not be immediate. Then, they’re told how to measure and track the immediate response of their advertising.

Reading past that little dichotomy, some of the suggestions included:

Use magazine response cards. Remember to code
the cards if you use multiple publications.

Use a coupon in your newspaper ads. Code the coupons so that you can tell which publication generates the most sales.

Put a line in your radio scripts to “Mention this ad and get a 10% discount.”

Ask all new customers how they heard about your business.

Make no mistake. These are all bad suggestions. Very bad. In addition to being very poor persuasion, each of these strategies assumes that your prospective customers are paying very close attention to your ads.

Trust me, customers don’t.

Good advertising is seduction. Pretend with me for a minute that all advertising is an attempt to get a “date” with your prospect.

How do these recommendations hold up under that scenario?

Would you, for instance, send a response card to anyone you could possibly be interested in dating, which says “If you’d like to learn more about me, fill out your name, address, and your specific areas of interest in me, and apply your own postage to return it to me?

No, I didn’t think you would.

The advice contained in these recommendations also suffers from major misunderstandings in the motivations of customers.

Coupons assume that you have nothing to offer but a better price. Think about the implications of that for a moment. It implies that after you’ve spent the money to advertise your discounted (and minimally profitable) price, that the customer has no reason to ever come back to do business with you again. Or at least, until you drop your price again.

Mention this ad? In three decades of mass media experience, I’ve never heard of a single person saying “I heard your ad. Give me the discount.” Smart radio stations will never allow this on their air. Does that mean people don’t respond to advertising? No, it doesn’t mean that at all. It means that they won’t embarrass themselves by parroting your line. Not surprising, is it? Most people won’t admit that advertising affects them in any way.

Ask new customers where they heard about you?

They don’t know.

Oh, they’ll try to give you an answer. Really though, your advertising isn’t important enough for them to remember exactly what they learned about you, let alone the source of that information. But because they’ll want to be helpful, they will guess. They’ll usually guess wrong.

There are two major problems with any of these “track your response” strategies.

They provide bad information. Bad information is
worse than none at all. It gives you a distorted view of reality. Which leads to the second problem:

You’ll be tempted to make decisions based on this bad information. You will frequently make the wrong decisions.

Consider this, instead. Send the object of your affection an “I love you” message.

Does it matter whether your “I love you” comes in a telegram, an e-mail, a card, or over the phone? Or is the expression of love the most important consideration?

Does it matter whether your ad message is delivered in the newspaper, over the radio, on cable TV, or by direct mail? Or is the message the critical part?

Your advertising will improve by orders of magnitude when you spend less time attempting to find the most effective medium, and more time searching for the most effective message.
